Request the syndicate certificate early
Since August 14, 2025, Quebec’s framework requires a certificate on the condition of the co-ownership when a divided co-ownership fraction is sold. The syndicate must provide it to the requesting owner within 15 days; the seller then gives it to the prospective buyer in due time.
The certificate includes information about funds, insurance, losses, major work, litigation and recent amendments to the declaration of co-ownership. Follow the official model or instructions and obtain professional confirmation when needed.

FAQ
Common questions
Who provides the syndicate certificate?
The syndicate provides it to the selling owner who requests it within the official timeframe. The seller then gives it to the prospective buyer in due time.
Does the seller automatically pay a special assessment?
Allocation depends on the circumstances, syndicate decisions and transaction terms. Ask the notary to clarify adjustments for the file; this page is not legal advice.
Should every condo-specific item be added to the general calculator?
No. Use other costs for a confirmed amount and keep the detailed supporting documents in the selling file.
Must the certificate of location be recent?
It must describe the property’s current state. A notary or land surveyor can confirm whether it needs to be updated.
General information only. Requirements and adjustments depend on the file; confirm them with the syndicate, notary or relevant professional.
