Search and similar assessed properties

Search matches the civic number, street name and municipality with the public address of the assessment unit. A separate key handles accents, abbreviations and directions while the official form remains visible.

A municipal assessment is a roll value set at a reference date. It is neither an automated selling-price estimate nor a current market value.

Selection: same municipality and broad property category.

Ranking: distance, building area, lot, construction year and dwelling count.

Statistics: at least five observations, median and quartiles; extreme source anomalies use a conservative IQR rule.

Property value

How the range is built

With three completed sales chosen by the user, the calculation adjusts each price for known characteristics and takes a weighted median. When very close comparables are scarce, the automated model can cautiously widen the search to the neighbourhood and combine physical characteristics with the relationship between selling price and municipal assessment. Proximity, recency and similarity increase a sale’s weight.

The property profile follows the categories used in Quebec residential cost and comparison guides: building and land, condition and finishes, basement, garage and parking, pool, annexes and equipment, renovations, location benefits and nuisances, plus condominium or income-property details. Location, area, lot, age and floors already support automatic matching. Other criteria appear during comparable review, and any net difference entered there is included in the central estimate.

The area portrait is independent from the price. Version neighborhood_context_v1 counts mapped everyday-service categories, public green spaces, transit stops and cycling segments within a 1,500-metre straight-line radius. Proposed cycling infrastructure is excluded. No 0–100 index or crime indicator is published when coverage and comparable territorial data do not support a reliable interpretation.

Validation and limits: the automated method was selected on earlier sales, then tested on 24,216 house sales and 1,781 condo sales from May to August 2026 that were held out of calibration. Median absolute error was 9.07% for houses and 6.74% for condos. For strict matches, the central range contained 66.4% and 64.5% of actual prices respectively. These retrospective results do not guarantee a property’s selling price. No fixed amount is automatically assigned to a garage, pool or renovation without local comparable evidence; a CCR cost figure is not treated as a universal market premium.

After the sale

Net-proceeds calculation

The calculation starts with the sale price you enter, then removes the amounts you confirm: mortgage balance, broker commission, GST and QST on that commission, legal fees and other expenses.

Sell-and-buy plan

The planner adds net proceeds and savings, then reserves land-transfer tax, buying costs, pre-move renovations and the cash cushion you want to keep. What remains becomes the available down payment.

Net proceeds + savings− buying costs− cushion= available down payment

The mortgage payment uses a Canadian nominal rate compounded semi-annually and your chosen amortization. The current reference is 4.32%, observed in June 2026. View the Bank of Canada source.
